It turns every for sale, to let, and sold board into a 24/7 mobile gateway, connecting passing buyers, sellers, and tenants directly to live property details the moment they scan.
How AgencyQR works
AgencyQR integrates directly with SignMaster3, Agency Express’s online board management platform. When an agent orders a board through SignMaster3, a unique QR code is automatically generated and printed on the board. A buyer or tenant passing the property scans the code with their smartphone and is instantly directed to the property listing, enquiries page, or any chosen destination — no app required.
With the majority of UK property searches now beginning on a mobile device, AgencyQR ensures on-street marketing captures interest around the clock, not just during office hours.
How much does AgencyQR cost?
AgencyQR costs £7.50 per board. There are no licensing fees, no stock to purchase, and no hidden charges. Agents simply link their property in SignMaster3 and the QR-enabled board does the rest.
Who is AgencyQR for?
AgencyQR is designed for independent estate agents, lettings agencies, and multi-branch estate agency groups across the UK who want their on-street boards to generate measurable enquiries rather than passive impressions. It is compatible with any board type managed through the SignMaster3 platform.
What is AgencyQR+ powered by Nesti?
AgencyQR+ is an AI-powered upgrade to the standard AgencyQR service, delivered through a partnership between Agency Express and Nesti. Instead of directing a scan to a static listing page, AgencyQR+ launches a branded AI avatar, an interactive assistant that engages the buyer or tenant in a live conversation directly from the board.
The Nesti AI avatar can answer questions about the property’s features, local area, viewing availability, and pricing, instantly, 24 hours a day, without any involvement from the agent. Every scan is recorded, and agents receive full conversation data including the questions asked, the prospect’s interest level, and their contact details. This automatically converts passive drive-by interest into qualified, actionable leads.

Over 90% of instructions held locally are carried out within two working days, with all centrally dispatched board instructions completed within 3 to 4 working days.
Standard commercial boards are erected within 3 to 5 working days and bespoke print to order boards within 5 to 10 working days.
On the login page of SignMaster3 you will find a ‘Forgotten Password’ link. Click here and this will open up an email to our support team who will be able to provide your details.
Please note we cannot share login details over the phone or via live chat.
Unfortunately we cannot add instructions to SignMaster3 on behalf of customers.
We can provide you with your login details and our Customer Support Team are on hand to guide you through the system, should you need assitance.
Customers can cancel a request whilst the instruction is marked as ‘Pending’
Go to: ‘Movement Details’ and click the X next to the appropriate instruction.
Instructions marked as ‘In Progress’ cannon be cancelled. In this scenario you will need to contact your local Agency Express board operator who can cancel the instruction, if it has not yet been completed.
The operator notes section in SignMaster3 has a character limit of 233. If this limit is exceeded you will be alerted and you will need to reduce your text.
If you need to provide a more in-depth description please email your local Agency Express operator once you have saved your listing.
When a board instruction is due to be completed it will show as ‘In Progress’ on the ‘Movement Details’ page in SignMaster3.
Once the instruction is complete a completion date will show.

There may be cases where you will need to add a listing manually in SignMaster3.
Go to: Edit Address Manually
Select: ‘Yes’ when asked ‘Are you sure you want to edit the address manually?’
As a minimum, please enter a house number, address, town and postcode.
Customers are unable to archive old listings.
Please email support@agencyexpress.co.uk with the details of each listing and they will be happy to do this for you.
The ‘unknown’ status on the ‘Active’ board page in SignMaster3 will appear on re-erect requests or when a service is requested on a board without a ‘New Listing’ history.
A full breakdown of all invoiceable movement for each property can be found in the ‘Invoice Details’ section of SignMaster3.
Select your invoice month by clicking on the magnifying glass. Then select ‘View Full Breakdown’.
Agency Express accept direct debit and online payments. Payments can be made via the ‘Invoice Details’ section of SignMaster3.
Select your invoice month by clicking the tick box under the ‘Make a Payment’ column.
Then select ‘Make Payment Now’ at the bottom right of the page.
