UK letting market slowdown for February 2020

Following a robust start to the year, the latest data from the Agency Express Property Activity Index has revealed a turndown in activity across the UK property market in February. National month on month figures for new listings ‘To Let’ sat at -19.3%. Properties ‘Let’ during the period saw a much smaller decline at -4.3%.

While February’s figures are impacted by the annual January spike, the index’s data does show a marginal decline in new listing year on year, but figures for properties ‘Let’ have remained largely on trend.

Looking at activity across the individual regions recorded by the Property Activity Index, all twelve reported declines in new listings ‘To Let’ and only three regions reported an increase in properties ‘Let’.

Central England sat at the top of this month’s leader board with figures for properties ‘Let’ at a buoyant 11.2%. The increase in activity marked the regions busiest February since the indexes first records in 2012. Figures for new listings ‘To Let’ remained on trend at -5.6%.

Other hotpots included the South East at 6.3% and the North West at 2%. Both recording year on year increases.

Regions to record the smallest declines were:

Properties ‘Let’

  • South West 0%
  • Wales -1.9%
  • London -6.9%
  • West Midlands -8.9%

Properties ‘To Let'

  • Scotland -9.1%
  • North East -11.1%
  • East Midlands -13.1%
  • Yorkshire & Humberside -17.7%

The largest decline in this month’s Property Activity Index was recorded in the South West. Again, following a strong start to the year figures for new listings ‘To Let’ fell to -28.2% and figures over a three-month rolling period sat at -9.1%. Looking back over the index’s historical data we can see that the month on month decline in activity is the region’s largest on record for February.

Commenting on the Property Activity Index Lettings Report, Stephen Watson Managing Director of Agency Express said:

The Property Activity Index historically shows us a slowdown in activity throughout February. However, this month’s figures have shown declines to be greater than those recorded 12 months pervious. As we finish collating the data for March, we would expect the figures to pick up again, but in light of the turbulent times we are expecting lower activity than usual.
