Upward trajectory for the UK property market in February

Following a buoyant start to the year, the latest data from the Agency Express Property Activity Index has revealed further increases in activity across the UK property market.

National month on month figures for properties ‘Sold’ sat at a robust 27.5% and new listings ‘For Sale’ at 16.5%.

Looking at the index’s historical archive we can see that new listings are now climbing back to pre-pandemic levels and figures for properties ‘Sold’ exceeded those reported in 2019 and 2020.

A across the individual regions recorded by the Property Activity Index, all twelve reported increases in both properties ‘Sold’ and new listings ‘For Sale'.

Scotland sat at the top of this month’s leader board with new listing ‘For Sale’ at 32.8% and properties ‘Sold’ at 55.%. London followed suit with figures for properties ‘Sold’ at a 31.8%, exceeding figures recorded for February over the last two years.

New listings ‘For Sale’

  • North East 27.6%
  • Wales 26.2%
  • London 25.3%
  • West Midlands 22.7%
  • Yorkshire & Humberside 22.1%
  • North West 16.2%
  • South East 13.8%

Properties ‘Sold’

  • East Midlands 31.6%
  • East Anglia 29.7%
  • Yorkshire & Humberside 28.9%
  • West Midlands 27%
  • Wales 24.2%
  • South East 24.2%
  • Central England 23.7%

The smallest increase in this month’s Property Activity Index was recorded in Central England with new listing at 6.2%. However, activity for the region is continuing on an upward trajectory.  

Commenting on the latest index results, Ben Brookes, Managing Director of Agency Express said: 

We typically see figures plateau in February following the January spike, but the latest data from the Property Activity Index has reported a strong property market for the first part of the year.  We are seeing gradual increases in supply and demand remains strong. As we look forward, we hope to see more of the pre-pandemic figures coming through.
