Winter property market slows in 2017

The latest data from the Agency Express Property Activity Index has revealed a buoyant start to 2017, but figures were down compared to those recorded in 2016. National figures for new listings ‘For Sale’ sat at 87.3%, whereas figures in 2016 sat at 93.7%. In contrast, figures for property ‘Sold’ during the period remained true to trend sitting at 31.4%.

Looking at property market activity across the rest of the UK, the trend continued. All 12 regions recorded by the index returned increases in both new listings ‘For Sale’ and properties ‘Sold, but on majority figures for new listings were down on those recorded 12 months previous.

This month’s prominent performers included the North East and Yorkshire and Humberside, both beating figures recorded in 2016. Properties ‘Sold’ in the North East sat a robust 116.3% and new listings at 57.9%. The increase in figures shadowed those recorded 12 month previous and marked a record best January for the region.

Keeping pace, new listings in Yorkshire and Humberside sat at 80.2% following a three month decline and properties ‘Sold’ at 41.6% following four.

The smallest increases recorded in this month’s Property Activity Index were made in Scotland. New listings ‘For Sale’ sat at 57.4% and properties ‘Sold’ at 13.1%. However, looking back over the index’s historical records we can see that January’s activity is in fact robust for the region.

January's regional hotpots included:

Properties ‘Sold’

  •  North East 57.9%
  • Yorkshire and Humberside 41.6%
  • East Anglia 41%
  • North West 40.9%

 New listings ‘For Sale’

  • North East 116.3%
  • East Anglia 115%
  • Wales 97.1%
  • Central England 91.9%

Commenting on the latest index results, Stephen Watson, Managing Director of Agency Express said:  January’s figures from the Agency Express Property Activity Index figures have reported favourably across the nation, and although activity is slower than a year ago the figures remain strong.
