COVID Guidelines

Following the UK lockdown announcement we can confirm we are still operating.

To remain COVID safe have implemented the following guidelines for our operators:

Social distancing measures observed at all times
Hand sanitisers to be carried by all operators and used regularly
No knocking on vendors doors/interacting with vendors unless absolutely necessary
No visiting of branches
Face coverings/masks to be worn where possible
One person per van, unless those people live in the same household

Please ensure your customers are aware that we will be enforcing strict social distancing to protect all involved. We politely request they do not approach our operators, and boards are left in easily accessible locations for collection when required.

Buying a house? Why location is so important

Buying a house is probably one of the biggest decisions a person is likely to make in their lifetime. When it comes to the current property market boom, the cost versus reward is about equal.  But only if you get it right.  Location has to be one the most important factors, if not at the top of the list.

Paramount estate agents operating in Ealing has seen many people have noticed the value of their homes skyrocket simply because of its location.  It is important to remember not just what is good for now but also what will be good in the future.  For example your circumstances many change and you may need to upgrade or downgrade your home.  If the location is undesirable selling your property at a profit or even selling it at all could be next to impossible.

So in terms of buying a house, it really is location, location, location. It is crucial that you realise that the perfect house (for you) in the wrong area could leave you with minimal options for the future if it is difficult to sell. Whereas property that is located in an attractive or up and coming area will give you greater leeway even if it’s not quite perfect in its current state.

There are several options when this is the case.  You could choose to renovate certain areas of the house maybe knock in a wall or two or just simply modernise each room and give it a much needed face lift. You may even decide to expand by adding on an extension and turn the poky little kitchen into one that can become the hub of the home.  The possibilities are endless.

However, should you choose poorly in terms of location no amount of “sprucing up” will change the fact that buyers want good schools to send their children to, safe green spaces for them to play on and easy access to local shops and the town centre. But these are just some of the concerns buyers have when they consider investing in a property. Others include reliable public transport (because no matter how much you love your car it’s just not possible or practical to drive all the time) and decent healthcare and job prospects.

It is also clear that people tend to lean towards what they know or what is comfortable. Buyers want to know that the neighbourhood is safe and that they can trust their neighbours and that they are unlikely to hear police sirens at 4am on a Tuesday night! So, clearly potential buyers want to be sure of the morals and values of those around them – particularly if those buyers come with young children.

Noise is another factor.  Do not underestimate the value of peace and quiet. The sound of trains going past at all hours or airplanes taking off is enough to send some people round the bend.  And, the thought of losing much-needed sleep could reduce your offers to virtually nil. So when viewing a home take these things into account, or better still take a check list and mark them off one by one – it’s the safest and surest way of ending up with a home that not only suits you but will be desirable in the future.
