Summer slump across the UK property market in 2021

The latest data from the Agency Express Property Activity Index has reported declines across the UK property market in June.

Falling for a third consecutive month, national figures for new listings ‘For Sale’ sat at -1.2% while properties ‘Sold’ fell at 10.1%.  Looking back at the index’s archives we can see that the decline in activity is greater than pre COVID trends.

Looking at regional performance across the UK, only four of the twelve regions reported by the Property Activity Index recorded increases in new listings ‘For Sale’ and there was no increase in figures for properties ‘Sold’.

This month’s top performer was the South East, bucking the trend with new listings ‘For Sale’ at 11.5%. Followed by the North East at 4.1%, East Anglia at 2.4% and the North West at 2.1%. All regions reported year on year declines barring the North West which exceeded pre COVID figures.

Of the remaining twelve regions the smallest declines were reported by:

New listings ‘For Sale’

  • East Midlands -0.2%
  • West Midlands -0.6%
  • Yorkshire and Humberside -1.8%
  • Scotland -3.9%
  • Wales -5.1%
  • London -7.3%

Properties ‘Sold’

  • South East -2.1%
  • Scotland -3.9%
  • London  -5%
  • East Anglia -7.4%
  • North East -9.5%
  • Yorkshire and Humberside -9.5%

The largest declines in this month’s Property Activity Index were reported in Central England. Again, falling for a third consecutive month, figures for new listings ‘For Sale’ sat at -7.7% and -15.7%

Commenting on the latest Property Activity Index results, Ben Brookes, Managing Director of Agency Express said:

June was an unusually quiet month for the UK property market with the downturn in supply becoming noticeably more. As we now move in to in July and later into August a seasonal  slowdown is anticipated, so we’ll be monitoring yearly comparisons closely to see how the summer fair in comparison to pre COVID trends.
