March momentum for UK property market

Following a steady flow of activity across the UK property market in February, the latest data from the Agency Express Property Activity Index has revealed a pickup in pace throughout March. Month on month data recorded by the index showed nationwide increases in both new listing ‘For Sale’ sitting at 14.6% and properties ‘Sold’ at 11.5%.

Observing property market performance across the rest of the UK, all of the 12 regions recorded by the Property Activity Index reported increases in new listings ‘For Sale’ and 11 reported increases in properties ‘Sold’.

This month’s top performing region was the North East. Rising for a third consecutive month new listing ‘For Sale’ sat at 33.2% and properties ‘Sold’ at 24.6%. Scotland followed suit reporting a record best increase for March with figures for properties ‘Sold’ sitting at 31.3%.

Other regional hotspots in this month’s index included:

New listings ‘For Sale’

  • Scotland 21.6%
  • North East 19.4%
  • South East 18.6%
  • East Anglia 12.7%
  • South West 11.1%

Properties ‘Sold’

  • South West 21.7%
  • Central England 17.3%
  • London 16.2%
  • West Midlands 11.3%
  • North West 10.6%

The only decline in this month’s Property Activity Index was reported in Wales. Following a robust start to the year figures for properties ‘Sold’ fell at -0.3%. Looking back over the index’s historical data we can see figures for properties ‘Sold’ in March have been consistent for the last two years, and that 2016 was the last time the region recorded a decline.

Commenting on the latest index results, Stephen Watson, Managing Director of Agency Express said:  March’s figures from the Property Activity Index have reported favourably across the UK, with momentum picking up month on month. However, looking back at data recorded twelve months previous we can see that year on year figures for new listings ‘For Sale’ and properties ‘Sold’ have dipped.
