October's property market bucks seasonal trends

The latest data from the Agency Express Property Activity Index has revealed robust figures for the UK property market, reporting a record best for October.  During October we traditionally observe a seasonal slowdown; however this month national figures recorded by the Property Activity Index have shown an increase of 2.7% in properties ‘Sold’. Looking back over the Index’s historical data we can see that the last increase in sales for October was recorded in 2011, where figures rose by 7.5%.  Properties ‘For Sale’ did decline during the period, falling by -4.3%. However the Index’s records show that the drop in figures was negligible when compared to those recorded in 2012 to 2014 which exceeded -12%. 

Looking at performance across the rest of the UK, ten of the twelve regions recorded by the Property Activity Index bucked seasonal trends reporting increases in properties ‘Sold’.  Scotland reported the largest increase rising by 18.8%, but month’s top performing region was the East Midlands. The region recorded a rise of 9.1% in new listings ‘For Sale’ and 2.1% in properties ‘Sold’, both record best figures since October since 2010. 

Other regions to buck the seasonal trend were:

 Properties ‘Sold’

  • West Midlands 12.1%
  • Central England 7.3%
  • North East 6.1%
  • Yorkshire & Humberside 5.2%
  • London 4.9%

New listings ‘For Sale’

  • North East 4%
  • East Anglia 2.5%
  • East Midlands 2.1%

The steepest declines made in October were recorded by Wales.  New listings ‘For Sale’ fell by -10.7%  and properties ‘Sold’ fell by -4.1%, although the decline in figures for properties ‘Sold’ were comparatively small to 2014’s figures of -12.2%.

Commenting on the latest index results, Stephen Watson, Managing Director of Agency Express said:

 A surprisingly buoyant month for October; month on month figures for properties ‘Sold’ have mostly reported positively across the nation and year on year national ‘Sold’ figures are up by 3.4%.  It will be interesting to see if the change in trend will have a positive effect on the forth coming months where we traditionally witness a slowdown until January.
