UK property market slows pre lockdown

Following a buoyant month for the UK property market in September, the latest data from the Agency Express Property Activity Index has revealed a slowdown in pace throughout October.

National month and month figures for Properties ‘Sold’ sat at -0.1% while new listings ‘For Sale’ recorded greater declines at -12.7%. A seasonal fluctuation in activity is expected in October but according to the index’s historical recorded figures were greater in 2019 with new listings at -3.2% and properties ‘Sold’ at +8.1%

Observing activity across the twelve regions recorded by the Property Activity Index, all twelve reported declines in new listings ‘For Sale’ while six regions reported increases in properties ‘Sold’.

Central England sat at the top of October’s leader with month on month figures for properties ‘Sold’ at 9.1%; Down from 12.7% in 2019.

Other top performers in this month’s index included:

Properties ‘Sold’

  • West Midlands 5.5%
  • East Anglia 5.4%
  • London 5.3%
  • North West 1.7%
  • East Midlands 0.7%

Regions to record the smallest declines in properties coming on to the market included:

New listings ‘For Sale’

  • West Midlands -5.8%
  • North West -7.1%
  • London -9.7%

The greatest decline in this month’s Property Activity Index was reported in Wales. Recording declines across the board, new listings ‘For Sale’ sat at -18% and properties ‘Sold’ fell for a second consecutive month at -2%. Again, looking back at the index’s historical record we can see that activity was greater 12 months previous.

Commenting on the latest index results, Ben Brookes, Managing Director of Agency Express said:

Activity in October can fluctuate so this months figures come as no surprise. Following a three month spike across May, June and July, year on year figures are now back on trend, but with levels of activity slowing, a national lockdown and general caution across the nation, it will be interesting to see how the seasonal slowdown compares to years previous. Agents are still open and we are still working, but will the public be enticed to move.
